By the time a chiller trips or a space won’t hold setpoint, the problem has usually been building for weeks — quietly, on the energy bill.
  • Rising approach temperature. Fouled tubes or low refrigerant make the chiller work harder for the same cooling — the classic slow-efficiency bleed.
  • Short cycling. A compressor starting and stopping too often is wearing itself out and signaling a control or load problem.
  • Creeping kW/ton. The plant’s efficiency drifts down and the utility bill drifts up — usually the first thing anyone actually notices, and by then the damage is underway.
  • A sensor nobody trusts. When the BMS reading looks wrong, operators stop believing it — and fly blind on the most expensive equipment in the building.
